Property Use

Each 1/10 share will allow the owner 5-weeks use of the property each year. While you are there, the property is yours to enjoy and treat as your own, within the guidelines set forth by the owners of Villa Gabbiano and the CC&Rs signed by each owner. Want more time at Villa Gabbiano? Then, buy multiple shares!

The calendar will be divided into 52 weeks containing 8 holidays and two seasons, summer and winter. Each week will begin on a Friday. The Summer Season will begin on week #14 (Approximately April 1) and end with week #39 (approximately September 30). The Winter Season will be from Week #1 through Week #13 and from week #40 (approximately October 1) through week #52.

Your 5 weeks will be determined by a yearly serpentine selection process. Occupancy will begin and end on a Friday. Buyer #1 will select a week, then Buyer #2, etc. until all 10 owners have selected one week. Then Buyer #10 will select two weeks. In this round, one week must be selected from each season and only one holiday may be selected. Then Buyer #9 will select two weeks, etc. until all 10 owners have selected a total of 3 weeks. Then Buyer #1 will select their final 2 weeks, then Buyer #2, etc. until all weeks have been selected.

Buyer #2 will select first the following year. Buyer #3 will select first the year after that, etc.

The third week in April (week 17) and the first week in November (week 44) will be reserved for maintenance and "deep" cleaning of the property (these weeks are flexible, depending on the needs of the owners).
